2010 SUMMERTIME REMINDERS

To All Residents of Heritage Hills:

To help ensure all residents of the community are able to enjoy the community amenities and the community in general, we wanted to remind residents of the below guidelines and rules regarding the use of various amenities and common areas.

POOL CAMERAS:

In response to the vandalism that caused the community’s pools to be closed for extended periods of time in prior years, the District has approved the installation of cameras at both pool facilities. The installation of these cameras is mainly being done to help deter vandalism as well as help identify any individual who vandalizes these facilities. The pools will be monitored when the pools are closed and recording will occur at both pool facilities. Individuals in the pool areas after hours will be asked to leave. The Lone Tree Police Department will be dispatched if any crime is being committed or if individuals refuse to leave the area when the pools are closed.

SWIMMING POOL RULES:

A Luau event for Adults Only will be held at the Summit Swimming Pool and Clubhouse on Saturday, July 10th, 7:00 PM – 10:00 PM. Appetizers will be available compliments of Blue Rox Grill. The Pool will be closed except for this event during these times.

NO SMOKING IN THE POOL AREAS

THE LIFE GUARDS WILL BE AT THE POOLS FROM 09:00 AM TO 9:00 PM.

1. The POOLS open the Saturday of Memorial Day weekend, May 29, 2010 and close the Monday of Labor Day weekend, Sept 6, 2010. POOL HOURS are from 7:00 a.m. until 9:00 p.m. In order to be considerate of the neighbors bordering the pool, please do not swim before 7:00 a.m. or after 9:00 p.m. Any resident who observes people in the pool before or after the allowed times should not confront them directly, but should call the Lone Tree police at 303-339-8150.

2. DO NOT SWIM ALONE. For safety reasons, neither adults nor children are to swim alone. If you are going to use the pool, be certain to have at least 1 other person with you. In accordance with Colorado law, the lifeguards are required to have a child safety check every hour. Although adults are normally allowed to swim during this rest period, children must remain out of the water. CHILDREN 15 years of age and under must be accompanied by an adult at all times.

3. The BABY POOL is for the use of children 5 years of age and under. Parents or sitters must supervise their children in the baby pool at all times.

4. LIFESAVING EQUIPMENT is available in the pool area to be used in case of an emergency. This equipment is there to ensure the safety of swimmers and should never be used for recreation. A PAY PHONE is available in the pool area. Emergency calls may be placed without having to pay by dialing "911".

5. 1 KEY is issued to each residence. Please impress upon your children and guests that they may not be admitted to the pool without it. GUESTS must be accompanied by a Heritage Hills resident. The keys cannot be duplicated, and there is a $25.00 replacement charge for lost or stolen keys. Residents may be asked to show a photo ID to verify they are a resident and may be asked to sign in with the lifeguards upon entering the pool facilities.

6. State law requires the GATE be locked at all times. The gate will automatically close, and state law forbids it being held open. No climbing on the fence is permitted.

7. No pushing, dunking, running, or dangerous behavior at the pool. No bicycles, skateboards, etc. will be allowed inside the pool enclosure. No diving from the shallow end of the pool.

8. No GLASS containers or breakables are permitted inside the pool enclosure and No ANIMALS are allowed in the pool enclosure or the lawn area surrounding the pool.

9. Proper swim attire is required. Shorts or cut-offs being worn as swimsuits can damage the filters.

10. The pool and restrooms will be cleaned daily. Chemicals will be monitored daily. The pool equipment room is off limits to residents.

11. POOL PARTIES – Swimming pools must be available to all residents and they may not be reserved for exclusive use by any group. Some pool parties may be allowed on a case-by-case basis. The number of guests is restricted to 25 people to ensure pool availability for all other Heritage Hills’ residents. Requests for parties must be submitted to Cherry Creek HOA Professionals management company (303-693-2118).

In order to address the liability issue and provide for the safety of others using the pools, additional lifeguards must be hired (through Perfect Pools 303-795-1191) by the individual Heritage Hills resident planning the pool party and parking must be addressed. No tents, music or catered food will be allowed.

Any resident who observes courts being used before of after the allowed times should not confront the players directly, but should call the Lone tree Police at 303-339-8150. Your KEY to the swimming pool also opens the tennis court gate.

2. Tennis lessons provided for a fee are not allowed. Courts may not be reserved and are available on a first come first serve basis to all Heritage Hills residents. Gates should not be propped open by rocks or other material. This could result in unauthorized use if gates are left propped open.

3. BROOMS and SQUEEGEES are provided at the court. The courts will be swept once a week.

4. No CLIMBING on the fence is permitted. No leaning on the NETS -the pressure will cause sagging and tears. No skateboards, rollerblades, etc. are allowed on the tennis courts or basketball court. NO DOGS are allowed on the Tennis Courts.

CLUBHOUSE RENTALS:

The Clubhouse may be reserved for social events. Published Clubhouse Rental Regulations must be followed and any event where the pool is planned for use in conjunction with a clubhouse rental must be coordinated with Cherry Creek HOA Professionals management company (303-693-2118).

BASKETBALL HOOPS:

Due to safety considerations, hoops may not be placed in the streets or on adjacent easements. The required setback is eight (8) feet back from the street.

GARAGE SALES:

Garage sales in Heritage Hills are prohibited due to traffic and safety concerns, and out of consideration for the privacy of homeowners. Any homeowners having a Garage Sale will be assessed a $100.00 fine.

STREET SAFETY:

Streets are intended for motorist use. Small children riding their bikes, big wheels, scooters, battery powered cars, etc. on the streets are potential accidents and they should be kept on the sidewalks for their own safety. Setting up cones on our streets, thereby blocking traffic is potentially dangerous and, therefore, not allowed. Due to safety and liability issues, the use of these motorized skateboards, scooters, dirt bikes, etc. on the street, sidewalks and open areas is prohibited. Drivers should be aware of pedestrian crosswalks, particularly, when school children are crossing streets coming to and from school.

GOLF CARTS

Registered Golf Carts are allowed. Golf Cart operation must adhere to the published Golf Cart Rules and Regulations due to safety and liability issues. Golf carts are not allowed on sidewalks or grassy areas.

VANDALISM:

Please call the Lone Tree Police (303-339-8150) with any information you have on any destruction of private property in Heritage Hills. In addition, please remind children not to play on the construction equipment and construction sites in Heritage Hills. Please remember, all the residents in the community need to help in keeping Heritage Hills a safe neighborhood.

The pools and tennis courts are a great source of enjoyment. We wish all residents a safe and sane summer and enjoy living in the finest residential community in Colorado.

Sincerely,

The Heritage Hills Metropolitan District Board of Directors
